Hey-
on permits and regs….I’m sure there may be some “nonconforming aspects” of your house location near the property line….setbacks etc….Greg Chaney with Community Development worked on a similar issue with the nonconforming aspects of George and Jean Rogers house when it burnt down….you may want to look into that if you haven’t already….I think as long as there is some remaining piece of the foundation you have some grandfather rights….check it out….let me know if you have any questions or need help

I had a “free” table out in front of the house when I was moving out. The woman in the corner green house put those high heels out to give away. Guess they didn’t make it very far!
